Every roof is different. These are the variables that move your price up or down — and what to ask your contractor about each one.
Roof size & pitch
Steep pitches (8/12+) cost more due to safety equipment, slower install, and higher waste factor. Simple gables on ranches are the most cost-effective.
Material choice
Asphalt is the baseline. Metal typically runs 2x installed cost but lasts 2-3x longer. Specialty products (cedar, tile, copper) command premium pricing.
Tear-off vs overlay
Most Okanagan roofs require full tear-off (BC building code limits to one layer of shingles). A second layer adds ~$1-2/sq ft to disposal and labour.
Decking condition
If existing plywood/OSB is water-damaged, replacement runs $75-110/sheet installed. We photograph and price this in the estimate so there are no surprises.
Access & complexity
Hillside homes requiring crane access, multi-level roof lines with valleys and dormers, and properties with no driveway access all add cost.
Ventilation upgrades
Older Okanagan homes often have inadequate attic ventilation. Adding continuous ridge + soffit venting is $800-$2,000 and extends roof life significantly.
Flashing & penetrations
Chimneys, skylights, plumbing stacks, and valley flashing are the most common leak points. Quality flashing work is non-negotiable — we re-flash every penetration.
Season & scheduling
Late fall and winter scheduling (on dry days) can be more flexible. Spring through fall is peak season and books out 2-4 weeks.
