Consider this: repairing 30% of an aging roof costs more per square foot than replacing the entire roof, and you’re still left with an older roof on the remaining 70%.
The Deck Condition
What’s underneath your shingles matters. If water has penetrated to the roof deck and caused rot or structural damage, simply replacing shingles on top won’t solve the problem. A full replacement allows for deck inspection and repair — addressing issues that would otherwise worsen.
Energy Efficiency and Ventilation
Older roofs often have inadequate ventilation, which shortens roof life and increases summer cooling costs. A full replacement gives you the opportunity to upgrade your ventilation system — ridge vents, soffit vents, and proper airflow — which benefits both your roof and your energy bills.
The Okanagan Factor
